Before You Fall in Love With a House, Let’s Talk About the Payment

The kitchen is perfect. The backyard has room for the dogs. You’re already deciding where the Christmas tree will go.

Then comes the question: “What would this actually cost us every month?”

That’s a conversation worth having before you find the house you love.

I’m Matthew Duran, and my goal is to help you approach buying a home with a clear understanding of the numbers—and room to ask every question along the way.

Start with the life you want to keep living.

Your mortgage payment needs to fit alongside groceries, childcare, car payments, family activities, and all the expenses that don’t stop when you become a homeowner.

Before we talk about a purchase price, I want to know what monthly payment would feel comfortable for your household. What would let you enjoy your home while still having room for the rest of your life?

That gives our conversation a useful starting point.

Look beyond the listing price.

Two homes with similar prices can have different monthly costs. Property taxes, homeowners insurance, mortgage insurance, and homeowners association dues can all affect the payment.

You’ll also want to think about utilities, maintenance, and the occasional surprise repair. Homeownership has a way of introducing you to appliances you’ve never thought about before.

The goal is to understand the whole picture before making a commitment.

Ask about the money needed upfront.

The down payment is one piece of the conversation. We also need to discuss closing costs and other upfront expenses so you can plan for the amount you may need at closing.

When we review early estimates, I’ll explain the assumptions behind them and what could change. I want you prepared, with fewer surprises as the details come together.

You can start the conversation before you’re ready to buy.

Maybe you’re hoping to move soon. Maybe you’re six months away. Maybe you’re wondering whether buying is even something to consider.

You don’t need to have every answer before reaching out. We can talk through where you are, what you’re hoping to accomplish, and what information would help you decide on a next step.

Sometimes that next step is looking at homes. Sometimes it’s giving yourself more time to prepare.

Either way, you deserve a clear plan.

Let’s talk about what home could look like for you.
